What you get
1. Site assessment
We assess the space technically and commercially before you commit: existing fabric and building services, electrical, ventilation and plumbing, fire safety and incoming services, floor plan and layout, plus the demarcation between landlord works and tenant fit-out. The result is a clear recommendation – Go, Conditional Go or No-Go.
2. Initial CAPEX estimate
A first reliable order of magnitude for the investment cost, broken down by trade, with cost drivers and risks set out. Not a quotation, but a sound basis for your board’s decision.
3. Tender and budget review
We review existing scopes and quotations for completeness, comparability and variation risk – and tell you where to renegotiate.
4. Programme and risk review
A realistic view of the construction and approval programme and of the points that could put the opening date at risk.

- Floor plan of the space
- Technical records of the building services, if available

A clearly defined entry point is the simplest start for both sides. You take on no open-ended mandate, and we deliver a result by which the working relationship can be judged. If it fits, we continue as your project managers. If it does not, you still hold a sound basis for your decision.
